Altinkum means golden sands and has several gloriously sandy beaches which gently shelve in the warm Aegean Sea. About 15 years ago, the people from large cities around Turkey such as Istanbul, Ankara, Izmir first came to Altinkum ("altin: gold" + "kum: sand") and started to build their own summer houses, holiday homes. With its beaches which gently shelve into the inviting turquoise blue Aegean, you will soon see how the resort got its name. Once you have decided on a property and agreed on price, you will then ask for the TAPU. This is the title deeds and will secure ownership. This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized. 2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport) 3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover Detailed description of property including state of repair and address. The selling price. Sellers bank details. Agents bank details (if appropriate) Payment terms should be clearly set out If power of attorney is appointed, this will be clearly stated. All contact details of those involved in sale. Operational license numbers of agent and lawyer. Always elect a translator to make sure your contract is in clear English. 4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding. 5. Next stage is to apply for the transfer of ownership. This is done at the TAPU office and you will need • The title deed • Passport • 2 passport photos • If you are using an agent, they will also provide documentation. 6. One military clearance is completed, normally 3 weeks, you will receive the official ownership. Upon completion there is a tax due to the Turkish Government. This is variable and dependent on several factors. A clear indication of how much this tax is becomes available during negotiations. We also chose Altinkum because importantly for us it is a place which is a very safe environment in which to raise our family – our boys Can and Cem. And of course we knew that buying in Altinkum would be an excellent investment because Altinkum is becoming increasingly desirable as the town continues to grow and develop into the vibrant cosmopolitan place which it is rapidly becoming. For those of you who are looking for an up and coming area in which to purchase a property – then Altinkum is the place for you. There has been huge investment in the area with a 850 berth Marina and golf course and huge investment in the infrastructure of Altinkum ongoing. If this sounds like the lifestyle which you too are seeking then The Turkish Home Office will ensure that buying a property in the beautiful Turkish Aegean is an easy and trouble free experience. We specialise in property in Altinkum, Akbuk and Bodrum. The Turkish Home Office provides a superior Estate Agency service to all the other Agents because we live in the heart of the region and our business is based here so we can provide our clients with first class advice and service. Also we understand that whilst purchasing a property is very exciting you need the support and guidance of a reputable, trustworthy Agent who can ensure your individual needs and expectations are fully met. If you are buying from the UK then we know how reassuring it is to speak to someone also from the UK who can give you step by step advice. Elizabeth will be able to answer all your individual questions – and tell you why Altinkum is the resort of choice. Didim D-Marine Completed Now Construction of the Marina in Altinkum started in 2006 and is the biggest development in the resort for years. Didim Marina, which is being built by the Dogus Group, will have a total capacity of 850 yachts, 550 in the sea and 300 on land. The site covers 140 000 sq m's of land and 173 000 sq m's of sea. It is widely believed that investing in Altinkum (Didim) will be quite profitable. The Marina will attract big investors to Didim and will turn it into the tourism capital of Aegean. This is the reason more and more British people are buying in this resort. It has always been seen as the poorer relative to the like of Marmaris and Bodrum. But now with its own impressive Marina, plus more besides to offer, Altinkum is an investors dream. Take advantage of the prices as they are at the moment, especially in developments close to the site. And with the marina comes a shopping centre and ferry links to the Greek islands. A proposed golf course will undoubtedly follow shortly. This once quiet, fishing village is growing into a cosmopolitan resort to rival any other in Turkey. Transport Minister Yildirim, who attended the sight recently, said the marina, located between Third Beach and the Parlementerler Sitesi, would become the “undoubted shining star” of the Aegean and the Mediterranean seas. Never before has it been so easy to buy in Turkey. Turkey is all about fusion. It’s where Europe looks east towards Asia, and where the two places meet. This fabulous land has now revealed its exotic heart and welcomed the many buyers who want to see the country, meet the people, and feel the heat - to find out what all the fuss is about. Altinkum is 106 km to Aydin, 53 km to Söke, 73 km to Kusadasi, and 110 km to Bodrum. Arriving into the resort of Altinkum you will see straight away where it gets its name from. Excellent Beach life in Altinkum means good water sports or Pedalos for those who prefer the pace of life a bit slower. Sun beds and umbrellas are available for rent and once settled there will be no need for you to move until sunset. Located about 70km form Bodrum airport this up and coming resort has everything to offer the holiday maker or resident whilst maintaining its definite Turkish feel. Along main beach the promenade slopes around, lined with various bars, shops and restaurants. There is a large open air market every Saturday in the town centre which attracts the locals and expats alike! Dining in Altinkum is varied and of a high standard. Restaurants compete with international menus and traditional Turkish food. In the town of Didim, you will find many local restaurants, serving traditional Turkish food at a Turkish price! Although quite a sleepy resort during the day, Altinkum comes alive at night with its various bars and nightclubs. The resort has changed dramatically over the past few years. Whilst it still retains its Turkish charm, the resort has expanded and the main road leading you out of the resort will bring you past several large supermarkets, to the town of Didim. Construction and property development have brought fantastic investment into the area, and the time is now right for you to invest. The climate is favorable to the buyer at the moment as there is a building boom going on. Watch the prices rise and rise over the next year. Although there are no guarantees, property has increased 200% over the past few years. One can assume this will carry on For years the main industry in Altinkum was of course tourism. While still a big player in the tourist stakes, Altinkum has developed into an area very popular with British looking to buy abroad. Just a few minutes away are the ancient temple of Apollo. Right on your doorstep, there is one of the finest examples of ancient Greek architecture. Spend time during the day wandering around its columns, and dine at night in the traditional restaurants which overlook it. A few minutes drive away, you have the newly built Aqua Park. Excellent for families, this is a fantastic complex right on your doorstep! Local buses run over the resort offering you a very cheap and convenient way to get around. Turkey offers you some of the most incredible and dramatic scenery in the world. The country is steeped in history and tours to these ancient sights are highly recommended. With so many Estate Agents all over the Turkish Aegean coast why choose The Turkish Home Office from all the others? What sets us apart from all the others is that we are proud to tell you that we are a small independent family run business. We are a fully licensed Estate Agency with a wide selection of quality apartments, villas and land for sale in Turkey. We also specialise in property development. The business, which is based in the UK but also has offices in Altinkum in Turkey, is run solely by myself and my wife Elizabeth Polat. We are supported by a small team of friendly staff who pride themselves on excellent customer service. We guarantee you will deal directly with us thereby getting the best personal service. My wife Elizabeth is English and when we married we decided to make Altinkum our family home. If like ourselves you want to live (and raise a family) somewhere close to the sea with a perfect climate and excellent amenities then Altinkum Turkey is the place for you.
